HOW IT WORKS

How Airbnb management works — in 4 simple steps.

01

Get your free valuation

Tell us about your property and within 24 hours we’ll send you a data-backed earnings estimate using real short-let performance data for your postcode. We factor in bedroom count, location, seasonality and local demand to give you a realistic monthly projection — not an inflated promise. Free, honest, and comes with zero obligation to sign up afterwards.

02

We set up everything

Typically within 2–3 weeks of signing, your property goes live. We handle professional photography, SEO-optimised listing copy, AI-driven dynamic pricing, compliance checks, smart lock installation and multi-platform calendar sync across Airbnb, Booking.com, Vrbo and Expedia. You don’t lift a finger. Every decision — from nightly rate to cancellation policy — is made for maximum revenue and minimum hassle.

03

Guests book & stay

From your first booking onwards, we run the entire guest experience. 24/7 enquiry response, smart lock check-ins, turnover cleaning coordinated between every stay, fresh linen delivered, guest issues handled without calling you. Maintenance requests go through our vetted supplier network. Reviews are monitored and replied to — we chase five stars on every stay. You get peace of mind; your guests get a hotel-standard experience.

04

You get paid monthly

Payouts hit your account monthly, typically within the first two weeks of the following month, with a full transparent statement showing every booking, fee and deduction. You keep 85% of booking revenue under Full Management, or up to 90% under Co-Hosting. A dedicated UK-based account manager is a phone call away if you ever want to check anything, adjust strategy, or discuss growing to a second property.

Common questions before getting started

What if a guest damages my property?

Every booking is covered by the platform’s host protection insurance (up to £1M on Airbnb). We also vet guests before confirming, take deposits where possible, and conduct property inspections between stays.

What if I want my property back?

There’s no lock-in contract. If you need your property back, just let us know and we’ll wind down bookings and hand it back — no penalties, no drama.

What happens if there are no bookings?

We use AI-driven dynamic pricing across multiple platforms to maximise occupancy. Our average is 80%+ across the portfolio. If we don’t earn, you don’t pay — it’s commission-based.

How do I know what’s happening with my property?

You get full transparency through monthly statements and your own owner dashboard. You’ll also have a dedicated account manager you can call anytime.

How long does it take to get my property live on Airbnb?

Most properties are live within 2–3 weeks of signing. That includes professional photography, SEO-optimised listing copy, pricing setup, multi-platform onboarding across Airbnb, Booking.com, Vrbo and Expedia, and smart lock installation. We prioritise launch speed without cutting corners on listing quality — a rushed listing earns less every month for the life of the contract.

Do I need to live near my property for HostaHome to manage it?

No. We manage Airbnb and short-let properties across the UK remotely — Manchester, London, Edinburgh, and everywhere in between. Guest communication, platform management, pricing and owner reporting are all handled digitally. On-site services (cleaning, maintenance, smart lock installation) are delivered by our vetted local suppliers wherever your property is.

Can I still use my property myself when I want to?

Yes. You can block out dates in your owner calendar whenever you want to stay or lend the property to friends and family. We just ask for a few days’ notice so we can coordinate around any existing guests or cleaners. Personal use dates are unlimited and completely free.

Is HostaHome a licensed UK Airbnb management company?

Yes. HostaHome is a registered UK limited company (No. 16434934) based in Manchester with full public liability and business insurance. We comply with local short-let regulations including the London 90-night rule, Scotland’s short-term let licensing scheme, and local authority registration where required. Compliance is our responsibility, not yours.
